What we do to earn Buyer commission in a Macau property purchase:

  1. Provide local property tour and transportation when you visit Macau.
  2. Advise Buyer about the Macau real estate market and things of importance such as title verification and contract signing with a notary.
  3. Setup appointment with Developers or Sellers to view potential properties.
  4. Negotiate with Developer or Seller on purchase of property (incl. price, deposit, other terms and conditions).
  5. Prepare property purchase contract, sales agreements and translations.
  6. Assist Buyer in finding a mortgage bank and open a local bank account. Collect and submit loan documents, get property appraisal report (optional service).
  7. Act on behalf of Buyer with Power of Attorney (for absentee buyer) during contract and loan signings (optional service). 
  8. Perform the duties of title company (as there is no escrow / title company in Macau):
    • Verify ownership title (if necessary push for title revisions / clearance).
    • Clear any outstanding lien, if any.
    • Clear overdue bills such as HOA fee, utilities bills etc.
    • Coordinate with lawyer office for contract signing with Seller and/or Developer.
    • Coordinate with bank officer for signing and loan disbursement.
    • Confirm oversea money transfer and arrange payment to Seller.
    • Get government clearance for unpaid property tax / land lease.
    • Arrange house inspection before closing.
    • Pick up grant deed recording from the lawyer office and send to Buyer.
  9. Take possession of the keys from seller. Setup appointment for a locksmith to change front door key if necessary (optional service).
  10. Arrange transfer of names for utility services (eg. electricity, gas, telephone, cable TV). Also register new owner’s name with the property management (HOA) office, get the gate keys and help new owner to understand the condo rules and regulations (optional service).
  11. Assist Buyer to pay for property taxes and utility bills (optional).
  12. Arrange for post ownership property management (optional).
